About the Practice

Established in 1996, the Dental Practice has a large reception area for patients with plenty of seating. There is one main dental surgery, and a second interlinking surgery, both are fully kitted out. There is a lead-lined radiography room housing the OPT machine. There is another large treatment room suitable for a chiropodist or similar health professional. There are a stockroom and a sterilization room within the staff area. In compliance with regulations, there is also a washing machine and locker area for staff, with a kitchen and relaxation area.

The location of this practice makes it a very popular choice for patients as it is located in the same shopping center as the busiest Mercadona in Spain on a Saturday. There is plenty of parking available, easy access for the disabled, shops and a café.

The business works daily Monday to Friday, plus two evenings a week and every other Saturday morning.

About the patients

There is a database of around 5,000 patients.
Emergencies are seen on the same day, and there can easily be up to six daily during the summer season. There is a 24-hour emergency contact number.
There are increasing numbers of patients with complex implant treatments. For this procedure patients pay up to 30,000 euros each.
Patients are approximately 60% English ex-pats, 20% Spanish and 20% European (German, Scandinavian etc).

Recent updates to the Dental Practice

In 2018/19, it was completely refitted. This included new wiring, plumbing, and flooring.
Two new bathrooms have been added, one is fully equipped for the disabled and the other has a shower installed, following regulations for dental practices.
There are new air conditioning units throughout.
A new dental chair (Sirona) was purchased in 2012.
A new OPT machine for radiology.
A new intraoral X-ray machine in the main surgery.

Two-year rolling lease.
Rent is €2,080 per month.
Rent increases slightly every five years.

One large reception area , two dental surgeries , one beauticians room , one staff room with sterilisation area and two bathrooms.

Accounts

Dentists and surgeons are paid per treatment, and they are all self – employed
The third treatment room is sublet to a beautician which brings in a rental income of 450€ per month as well as more footfall.
